Refinancing and Debt Rescheduling- The Best Options if having trouble with Home Mortgage?

Nowadays, many people worldwide have a loan that`s secured with a mortgage on their personal property (their houses). Due to the actual financial crisis (that honestly doesn`t really seem to be even close to an end in many countries such as Romania, although a few countries like China have registered important economical growth), most people have encountered with certain problems when it comes to the monthly repayment amount. Why? Some people either were made redundant or had their salaries significantly reduced because of the current econimical situation that we`re confronting with.

One thing`s for sure: those who have a home mortgage and have trouble with the monthly repayment,  can either choose debt rescheduling, or go for refinancing the mortgage and so, avoid foreclosure. To be honest, I don`t know what`s it like in other countries when talking about debt rescheduling, but here you can choose to reduce the monthly repayment amount on a period of six months up to twelve months.

My parents also have a home mortgage, and they both agreed that the best option is rescheduling the monthly repayment amount on a period of 12 months, hoping that the economical crisis will be over in one years` time. So they talked to some bankers, they got the necessary papers in order to start the debt rescheduling process and so debt rescheduling was approved after two months of waiting.

I believe that refinancing should be your last option when you`ve got trouble with the mortgage. Of course that like in any other case, refinancing has it`s pros and cons. For instance, when you choose refinancing, you can free up cash or reduce the monthly repayment amount, but on the other hand the bad side is that you`ll remain in that particular debt for a few more years than it was previously established and there will also be some transactions fees added.

In the US, though, refinancing may come with some extra advantages for those who choose this options, such as some certain tax advantages.

By debt rescheduling, you get to lengthen the time of the debt repayment, so that your monthly repayment amount can drop by up to 50% of the initial amount (on the period of time mentiones about: 6 to 12 months tops). However, you may also have the opportunity to choose not to pay the loan for a few months, although I can`t tell for sure if all the banks grant you this option. It would be nice, though.
